Hellothis is for the sale of a beautiful houseboat currently located on dry dock just having completed her three yearly maintenance. No major accidents or hull bending incidents are reported by previous owner, none occurred during my time with her either.One of the necessary evil of big boats is the need for three yearly maintenance. Here all that money is saved for the next 3 - 5 years because she is already fully maintenance protocol completed with new seals and things, all expenses already paid and she is already on dry dock.Operation of the boat is very easy especially with the fore and aft thrusters made of four 80 lbs thrust troller motors controlled by wireless -and with wire if so desired - from the wheelhouseGeneral appearance : The boat will require washing and cleaning. This can be locally arranged but if transporting to other waters are in question not recommended. The interior is in good shape. Everything works well in the kitchen and in the restroom . The shower is a little narrow but works very well . The interior walls and furnishing is in good shape . All the lights and air-conditioning systems are working . The beds are comfortable. The mattresses and other furniture are in excellent condition. The exceptions to this is the door of the Master Bedroom - The rear one - closed door . It will need re-adjusting and installing after the transportation as needs to be taken off its rails during transportation for now is if left in place. A minor area of an old water stain on the ceiling tile was mentioned elsewhere. There has been no water leak concerns all the time I owned the boat. I noticed during the relocating the handle strip of the left front side sliding window had came off. There is no damage to the window itself it is easy to replace.I don't have a floor plan but the pictures are fair in representation. The main cabin is with the wheel house on the front right. This extends to the back in a large living and passenger lounge. The Galley is on the right towards the aft , the air conditioner unit is above at the ceiling. There are one each for each compartment. A sliding door leads to the first bedroom with two bunks on the right side.. Across from the bunks is the restroom and shower. From there going towards the aft of the boat there is another sliding door, this would take you to the state room with a queen bed ( originally for now the bed is removed for sake of comfortable chairs turning it into an Aft Lounge. It was so highly preferred by all visitors so, I left it as it is for now.) .. A glass sliding door more to the back of the boat takes one to the aft deck . The best place to sit and relax . It is decked with some easy chairs and fishing seats. On the right ( starboard ) side there is an aluminum stair leading to the upper deck.( sunning deck ). This place also has its own furniture, and at the front of this the Fly bridge is noted. The fly bridge was never used by me. I never felt comfortable to do that, worrying about the safety issues; therefore I have no experience with the Fly Bridge. I am told it is easy to connect if needed and the transfer of control is done by use of the starter keys . The layout of the cabins and Helm is very smartly and beautifully designed, gives one the impression of a much larger ship.The major part of the table chairs and a large gas grill good for a major party is on the fore deck .. I when possible liked to my passengers there in the front and around me while cruising for safety reasons. This setting therefore most of the time helped safer positioning of passengers to occur spontaneously .Selling conditions and variations: The boat is currently on the dry dock for the all completed maintenance and all fees for lift and transport so far are paid. That makes transport of the boat cheaper as it is already out of the water. Viewing and if become serious dry dock testing of the functions is possible .Thanks for looking in and good luck to you
