Four Seasons Executive II LARGER INTERIOR THAN THE BIGGEST RVS

This floating home (aka house-boat) is huge. It is 47 feet long plus a stainless steel diamond plate swim ladder platform. It even has an extending fiberglass diving board that extends off the front to turn the front deck into a diving platform. It is 14 feet wide. Way wider than an RV even with the pull outs in place because the width extends the full extent of the vessel and the maximum legal width for an RV (with pull-outs in) is 8.5 feet. And the pull outs on an RV can only be in certain areas.The interior is 14 feet wide by aprox. 38 feet, plus a full mattress sleeper loft as second level interior. It has a queen size bed in the back bedroom, plus a full sized bathroom with bathtub and shower. It has a full size closet and a mid-bedroom with two bunk beds and a built in dresser that narrows the foot room on the lower bunk. Above the bunk room is the sleeping loft which has windows unto the upper deck. Beyond the bunk room is the galley (large enough to truly call a "kitchen," and the living room salon and pilot station forward. On the back on the boat is a full deck, big enough for two recliners or deck chairs and the stainless swim platform, propane tanks, fresh water connection and a ladder up to the upper deck. front of the boat has a absolutely huge covered patio deck, with the diving board that extends from below. the front and back railings have been removed to create a more open feel and better views and easier access for swimming and diving, but if you have a toddler on board and want the security of fully enclosed railings, the railings can be re-installed by just putting them in place and screwing them into the thick plywood decking and caulking around your screws for water-proofing. The railings are strong but made of super light extrusion aluminum so you can lift a whole eight foot piece of railing and move it around with one hand. The extra front and back railings are stored on the loft-house roof on the upper deck. The total interior square footage is aprox 650 sq ft, including the loft. If you include the upper deck and front and back decks as living space then the total livable square footage is 1400 square feet. WOW!! And why wouldn't you want to include the decks as living space, because in a lakefront living situation on-the-water you are always going to want to have your morning tea or coffee or sit with visiting friends on the deck by the water instead of inside, (unless its raining of course LOL).This is your opportunity to get an amazing fix-r-up-r floating home valued at approx 30K for pennies on the dollar. The only catch, you should be handy enough to fix a few things around the home and you need to move the boat away from the dock and anchor it out or move it to another boatyard or marina immediatelyGetting a new carburetor installed and getting the motor working again is probably the biggest one. Then just a lot of deep cleaning and painting and varnish and minor wood repairs on areas that need TLC. I heard there was a leak on one of the water lines to the bathtub-shower that needs to be fixed. Re-connect the bilge pump and float switch. Get new batteries. Probably get a generator or solar panels if you aren't going to keep it at a marina. Those sorts of things all still need to be done. And a deep cleaning of all the cupboards and shelves to remove dust and dirt etc. All the same stuff basically that a land house needs after a rental tenant moves out. Most Recent Survey in 2005 Valued the Vessel at $37,000 in similar but slightly newer condition. With a remodel similar vessels sell in the 50 to 70K range . Some serious sweat equity to be had here .Previous owner used it as an office & hadn't cruised with the boat; therefore didn't feel it necessary to repair several of the things such as carburetor or disconnected 12Volt water pressure pump which were mentioned in survey. The Aluminum Hulls are in Excellent condition but have algae growth. The Motor turns good but needs new carburetor, fresh fuel & new batteries at a minimum. Upper steering wheel pilot station needs to be re-installed if you want upper level deck steering. Lower interior pilot station seems fine. Interior ceilings and walls very good condition. Upper and lower decks sound but have had two small areas re-covered with new plywood and paint. Those areas could stand to be re-faired and covered with fiberglass at some point. Side flange plywood on the pontoons outside the walls has some soft spots. They have been painted and sealed with 40 year caulk but you will sometime want to repair the plywood in those areas. Like any older boat that hasn't been actively maintained this one still has some minor projects to tackle and certainly a lot of detail cleaning. But given that in top condition the sister-ships of the same year/make/model often sell for $60,000 to $80,000 that is a lot of savings in exchange for some weekends of elbow grease. WHY THE BOAT IS SO CHEAP.The Reason you are getting this amazing deal to purchase this floating home well below its fair market value is because it needs to be moved from the Marina immediately . This time of year purple martins (birds) are nesting and they love building nests under the eaves of this boat. It has been driving the boat neighbors crazy for years. It shouldn't be an issue if you are living on the boat and can keep the birds scared off, or else put up a screen porch enclosure to keep them from building nests under the eaves. But the marina manager has had enough complaints and finally decided to put a deadline on having it moved. So because of this bird problem you can save potentially tens of thousands of dollars on this floating residence, but to get the deal you have to be ready to pay within 24 hours and take possession of the vessel quickly (meaning fly to Washington or have a friend help you or hire someone on cr-list or whatever to go anchor it out for you to buy more time).The Marina is located in a small inland bay on the upper lake region of the Columbia River (Tri-Cities, Washington area) and you can anchor in the bay if you want to, but you have to leave the slip )dock) immediately because I have already promised the marina manager, Amy, that the boat will be moved . This is a freshwater vessel, perfect for lakes and rivers, but not appropriate for the open ocean where large waves exist. However, it can go by water all the way downstream to Portland, Oregon or be kept anywhere along the way. Where it is located now is the Tri-Cities area of Eastern Washington, just next to Walla Walla WA which is the major wine region of Washington State, similar to how Napa Valley, California was ten or twenty years ago. The water is fresh beautiful and clean, people are friendly, there are lots of museums and arts events and festivals and amazing wild-life and gorgeous sunsets to watch over the water. It would be a beautiful place to create an amazing retirement dream life-style living, exploring all the villages, cities and nature preserves, upstream and downstream on the majestic Columbia River, living on the water for a few years. Then when you are ready to explore a new region, if you ever get tired of the Columbia, then pay a semi-truck to move the boat to somewhere else like the San Francisco Bay or Sacramento River Delta, the Puget Sound (Seattle-Tacoma and Islands) or to the Mississippi or any other of the amazing inland lakes or bays of America.I have a heavy danforth anchor with 50 feet of heavy chain all set up to deploy. You can move it to anchor or pay someone a hundred bucks or something to tow the boat with a smaller vessel and anchor it. However, be aware that the carburetor needs to be replaced and engine serviced before you can motor the boat under its own power. However, it is directly adjacent to the public boat ramp with probably 50 boats coming and going per day and if you just go there and ask someone to help you with a couple twenty dollar bills or a case of beer you should be able to get another motor boat to help you pull the boat a couple hundred yards to anchor it very easily. There is also a full boatyard with a travellift that could haul the boat out to either clean the bottom and do work at a boatyard and/or load it on a flat-bed semi trailer if you want to move it somewhere else. That boatyard is a few miles by water, but again you could pay someone a couple hundred to tow you over there. Or else get up there quick and spend a couple days getting a new carb installed and getting the motor going. Or also you could just bolt on an outboard motor bracket and push the vessel yourself with a 20 hp outboard motor to go a couple or three miles per hour. Not a good long term solution for mobility but it would get the job done for the short term.
